Simply put a private lender will loan to a credit worthy real estate investor on a property at no more than 70% of the appraised value and is secured by a 1st trust deed. The terms of the loan are 2 points origination fee at 12% for 1 – 12 months. All borrowers must go through a prequalification screening to assure they will be able obtain a conventional loan to refinance out of the private money loan. Generally the borrower will pay off the loan by refinancing within the first 90 days. This will allow the private lender to cycle their capital investment multiple times per year and at a high ROI. Our company acquires great deals on properties using loans from private lenders to purchase the properties as soon as they are offered for sale. This system gives our company a critical advantage over other real estate investors who use banks to fund their deals that can take weeks to complete. The key to the process is having the capital to act quickly once the deals are deemed profitable. For this reason our borrowers are willing to pay higher fees and interest rates than normally paid to conventional lenders in exchange for the speed of which they can acquire properties at discounted prices.
