Simply put a private lender will loan to a credit worthy real estate investor on a property at no more than 70% of the appraised value and is secured by a 1st trust deed. The terms of the loan are 2 points origination fee at 12% for 1 – 12 months. All borrowers must go through a prequalification screening to assure they will be able obtain a conventional loan to refinance out of the private money loan. Generally the borrower will pay off the loan by refinancing within the first 90 days. This will allow the private lender to cycle their capital investment multiple times per year and at a high ROI.
